Most Landlords accept that the best way to find a suitable tenant for their property is to use a professional, experienced and accredited agent. However not all realise and know how much work is needed to run a tenancy successfully from start to finish.

At Next Home Limited we understand that many of our Landlords do not have the time to manage their tenanted properties, whether they are new to property investment or have a small portfolio. We understand that your trust in good management advice is key. Being a Landlord can be a full time job, one that brings stress and financial obligations. Next Home Ltd are on hand to oversee the process for you and where we are appointed to manage your property we will ensure that both your tenants and your property receive the professional care required.

Our Management service takes care of anything from the smallest leak or repair to a full scale refurbishment.

Whatever tradesmen you need for a particular issue, we can instruct and oversee the work on your behalf and ensure that it is completed both efficiently and promptly with the least disruption as possible to your tenant and best value and quality for you. We can also during the tenancy take care of safety reports, renewals, liaising with utility providers, payment or collection of ground rent and service charges together with other unplanned or planned payments or works.

When the tenancy has ended and we are managing your property we will handle deposit return negotiations on your behalf and if unfortunately a dispute arises we will handle the process for you with the Deposit Protection Service Accredited Government scheme, we can also provide accountant quality statements and liaise with your accountants for audit purposes.

We have found through experience, tenants generally prefer to rent a managed property. It allows a more professional service and ensures there is no emotion attached to negotiations of issues as there is a third party in charge. Any late rental payments or account issues are therefore handled efficiently with accounting procedures in place to ensure the Landlord and tenant relationships remain intact.
